Market Feasibility & Interval/Fractional Ownership Model

After studying Module 2: Lecture Materials & Resources, discuss the following:

1.    Describe the process and tools used to determine the market feasibility of a proposed resort development.

2.    Identify nine forms of resort ownership and explain reasons for the growing use of the interval/fractional ownership model.

PART 2- Module 2 – ASSIGNMENT 2

Overview:

Remember… resort vacations and business meetings are not returnable—they represent an investment in time and emotion that can’t be replaced. As resort owners and managers, we have a professional obligation to disclose all of the relevant details about our property so that guests can make a fair judgment as to whether their expectations are going to be met through your resort.

Resort Concept is the most critical piece of your resort development plan because here is where you are shaping a product and/or service to the needs of a specific target market. To be successful, it’s important to think things through—make sure your resort offerings are creative, but logical for the audience you have selected. With a solid concept in place, the rest of your report will be able to flow smoothly and reinforce your exciting ideas.

Project Specifications: Phase 2: RESORT CONCEPT

(PHASE 1 IS ATTACHED FOR REFERENCE!!!) 

Design a front cover for your research proposal (you may continue to adjust your cover until the final submission – you will only be graded on it for the final submission.) Then, complete Phase 2 of your Research Development Plan, as outlined below. Be sure to justify your decisions using academic and professional literature where possible.

Phase 2: Resort Concept

A.   Resort Theme

·       Resort Type – Describe the type of resort you are developing (spa, seaside, fishing, ski, mega resort, urban, casino, or other type not listed here.)

·       Seasonality – Explain whether your resort is operational in winter, summer or both and why that makes sense.

B.   Resort Name/Image

·       Resort Name – How did you come up with the name? Does it have any symbolic meaning? Why is it a good choice for your resort theme and audience? What impression do you want the name to convey? (Fun, sophistication, exotic, rustic, family, etc.)

·       Resort Image – Paint a picture of the overall image you want your resort to project to your audience. Beyond your name, how will you make sure this image comes across? 

C.   Resort Location Provide a general overview of the area in which your resort will be developed:

Physical Location – city, state, country

Justification for Location – Climate, remoteness? Suitable landscape/terrain? Nearby attractions? Accessibility? Any other reasons?

D.   Target Market (Potential Guests) Identify your potential customers and explain why this market segment is a good fit for your resort concept in terms of:

·       Geographics

·       Demographics

·       Socio-economics

·       Psychographics

·       Behavior Patterns

·       Consumption Patterns

·       Consumer Predispositions

E.   Competitive Analysis

·       Key Competitors: Who are they and where are the located? (Try to identify real business if possible).

·       Competitor Comparison: Select at least one key competitor and analyze their strengths and weaknesses in terms of:

o   Facilities

o   Services/Amenities

o   Packages/Price Levels

o   Any overlooked opportunities that you can capitalize on.

F.    Key Differentiators: Based on the competitor comparison you made above, explain what will set you apart from your competition in terms of facilities, services, and packages/pricing. What will draw your audience to YOUR resort – and away from your nearest competitors?

SUBMISSION INSTRUCTIONS:

Your essay should be 2 PAGES in length, using 3 ACADEMIC SOURCES, APA FORMAT, excluding the title and references page.

·       On Page 1, design a front cover. Include name of project, course name/code, your name, date. Be creative in your visual treatment of the front cover as this will boost your presentation grade in the final submission.

·       Start Phase 2 on a new page, with phase headings clearly labeled in a larger/bold font. Under each heading and subheading, explain concepts in complete sentences, supported by bulleted lists as appropriate.

·       This report employs a technical writing format.

PART 3- Module 2 – ASSIGNMENT 2

In your readings from the Catechism of the Catholic Church and the Compendium of the Catechism of the Catholic Church you gleaned a better understanding of the what the Catholic Church’s teachings are on specific theological topics.  

You will now use the information gleaned in the text to delineate the teachings listed below in a concise manner: 

1.    Catholic Understanding of God as Trinity

2.    Salvation is Achieved through the Paschal Mystery of Jesus Christ

3.    Eschatology – Death and the Afterlife

4.    Freedom

5.    Virtues

6.    Sin

SUBMISSION INSTRUCTIONS:

·       Your essay should be 3 PAGES in length, using 2 ACADEMIC SOURCES, APA FORMAT, excluding the title and references page.

·       Each section of the report must include a section title on a separate line (ex: Freedom, Virtues, Sin, etc.).

·       Incorporate at least 2 direct quotations with appropriate footnotes.
